Saltash Community School required a phased refurbishment of multiple pitched roof areas while remaining fully operational.
The challenge
Saltash Community School required refurbishment of several pitched roof areas that had reached the end of their serviceable life.
The works needed to be undertaken while the school remained fully operational, requiring careful planning to maintain safe access, safeguarding and weather protection throughout the programme.
In addition, the coastal location required a roof covering suitable for exposed environmental conditions, alongside appropriate ventilation and detailing to support long-term roof performance.
The approach
Langley worked with Stormforce Roofing and the South East Cornwall Multi Academy Regional Trust to support the refurbishment through regular technical inspections and staged quality checks.
Existing roof coverings, battens and underlay were progressively removed and replaced. Ventilation improvements were incorporated through the installation of over-fascia ventilators, eaves skirts and cross-rafter ventilation components.
Protect Wunderlay HR membrane and pressure-treated battens were installed prior to the new roof covering. Bond Tile 0.90 terracotta tiles with coastal coating were then installed across the roof areas.
Associated works included new lead flashings, ridge and hip ventilation components, barge boards and rainwater goods. Installation works were monitored through interim inspections during February and March 2025.

The completed works provide the Trust with a compliant roof covering and documented installation assurance following final inspection and sign-off.

Since completion we have not experienced any further ingress and the building now looks significantly improved.”
